The City of Palm Desert is in the process of updating its’ General Plan. As part of this update, the City is preparing a new Specific Plan around the University area along Cook Street. The University Neighborhood Specific Plan (UNSP) details a new vision for development in proximity to the California State University San Bernardino and University of California Riverside campuses. The UNSP covers 400 acres of mostly undeveloped land and provides guidelines for a mixed-use development inclusive of business opportunities, housing choices, and open space. The UNSP also provides details to guide the form and context of future development: with a strong emphasis on pedestrian connectivity, building form, and neighborhood character.
A draft of the UNSP has been completed and the associated Environmental Impact Report will soon be ready for public review. Public hearings before Palm Desert’s Planning Commission and City Council are expected to take place this year.
